"New guy, my kid's sick and I've got to go. You can handle this, right?"
Hiring a manager for your self storage facility can be nerve-wracking. You're entrusting this person with the business you've worked hard to build. You're also trusting the person with your free time - are they going to be able to handle the job, or will your phone be blowing up during your supposed "day off?"
Our New Employee Checklist can't make your new hire get through a shift without your help. But, it can help make sure you've at least shown your new coworker the hundred different ropes that make up a self storage operation.
This New Employee Checklist is part of our Self Storage Operator's Toolkit. This is a compilation of helpful forms that you can pull out whenever you need them. This saves you from having to sit down with a spreadsheet or word processing document and type one out when you really need to be doing more important work. These forms come directly from some of our friends in the industry, so they're made specifically for self storage and they're made to be *useful*.
The New Employee Checklist is a customizable form containing a list of trainings your new employee will need to undergo before you trust them with the keys to the shop. It also has columns where both the instructor and the new employee can sign off that the training was completed!
Between the property management system, the legalities of a rental, and the hundred bits of maintenance that a self storage facility requires, onboarding a new hire is a long and complicated process. It's easy to skip over something or forget a crucial step.
This checklist has spots for the new hire and the person doing the training to initial after completing every step. You can add or remove extra steps as is necessary for your business, but the starting set is pretty comprehensive.
It's also got places to record the paperwork your new hire has filled out, such as their W-4. Then you've only got one place you need to check when you worry you've forgotten something!
Finding a good manager isn't easy. Not only is the labor market incredibly tight, but self storage facility managers have a lot of responsibility, as they're often the only person on the premises. Operators are hiring a manager so they don't have to be at the helm all day every day, after all.
Your manager also needs to be great at customer service! They're going to be the one speaking to your tenants, solving problems, and answering questions. The New Employee Checklist won't make your manager remember every small detail of how to run the PMS, but it'll make sure they've at least seen it before.
There's also the possibility that having to initial "yes, I've been taught this" will help the new hire focus a bit more on the task at hand. No promises.
